Why most commercial loan requests stall before the first quote
The fastest way to get a real commercial loan quote is to send the lender the right information the first time.
This checklist shows exactly what lenders need to give you a preliminary quote: rate, leverage, term and structure. Use it whether you're buying a small apartment building, refinancing a strip center, or bridging a mixed-use property you plan to reposition.
Smaller deals are where the activity is. US small-cap commercial property sales rose 9.3% in the first half of 2026, led by industrial and retail, while multifamily remained the largest sector by volume.
A preliminary quote doesn't need a full underwriting file. It needs enough for a lender to answer three questions:
Who is the borrower? What is the property worth and what does it earn? How do we get paid back?
The core checklist every lender asks for
Every commercial lender, from banks to private bridge funds, starts with the same basics. Have these ready and you're ahead of most borrowers.
The loan request
Loan amount and purpose (purchase, refinance, cash-out, construction)
Loan type you'd accept (bridge, perm, either)
Target closing date
The borrower
Borrowing entity (LLC or LP) and who will guarantee
Personal financial statement for each guarantor
Schedule of real estate owned
Estimated credit score and verified liquidity
Short bio showing experience with this property type
The property
Address, year built, units or keys, building size and lot size
Photos or the offering memorandum
Rent roll or occupancy report
Two to three years of operating statements plus a trailing 12-month (T-12)
Current property taxes and insurance premium
That's the starting point. What you add on top depends on the deal.
Five deal killers to fix before you apply
These issues don't always kill a deal, but they kill the quote if a lender finds them first.
The property is still listed for sale. Most lenders won't quote a cash-out refinance on a listed property. Pull the listing, or commit to a date, before you apply.
Ownership doesn't match the borrower. If units are split across entities, or the property is condo-mapped, lenders will ask. Show who owns what up front.
Income you can't document. Cash rents, side agreements, missing leases or expired permits can't be underwritten. If it's not on paper, it doesn't count.
No exit on a bridge loan. "We'll refi later" isn't a plan. Show the target value, the timeline and the loan type you'll refinance into.
Insurance surprises. Coastal, flood and wind exposure can push premiums high enough to break debt service coverage. Get a quote early, not at closing.
How a specialist broker gets you a faster quote
While all this may sound daunting - a good broker can make sure you have the right answers.
Lenders often pass on deals that are complex, time-sensitive or structured outside the standard box. That's where we start. We arrange and structure financing for commercial real estate transactions where traditional lending falls short, and we know which capital providers want small multifamily and mixed-use buildings, multi-tenant retail and flex space, owner-user properties, quick-close purchases and cash-out refinances.
Instead of sending your file to a long list of lenders and hoping, we match it to the few we know are hungry for your deal type / structure. That means fewer dead ends, faster answers, and better outcomes.
Ready for a quote? Send us the core checklist above, even if it's incomplete. We'll tell you what's missing and come back with real numbers, fast. Submit your deal →
